Relationships first
I treat every client as a long-term relationship, so I give you straight answers about the market and I'm still here when your team grows or your lease comes up again.
A relationship-first broker helping New York companies find, negotiate and grow into the right office.

Growing up I wanted to be a sports agent, and representing companies in their office searches has turned out to be a lot of the same work, which means knowing the market cold, fighting hard for my client and building relationships that last well past the first deal.
I came up in Manhattan leasing at LSL Advisors, and today I'm Director of Leasing at Benchmark Properties at 2 Park Avenue. I've closed leases for technology companies, investment firms, consumer brands and showrooms, from Chelsea and NoMad to the Garment District and the Financial District.
My clients get me on every call, every tour and every negotiation, and I'm still a phone call away after the lease is signed when they need to grow, renew or sublet.

A selection from the public record, with more of Joel's history shared one-on-one out of respect for the relationships behind it.

“It's not the size of the dog in the fight, it's the size of the fight in the dog.”
Mark Twain, and Joel's favorite quote
I treat every client as a long-term relationship, so I give you straight answers about the market and I'm still here when your team grows or your lease comes up again.
I answer my phone, I keep things in plain English and I do the legwork, so your team can stay focused on running the business while I run the search.
I've closed deals across six Manhattan neighborhoods and worked both sides of the table, so I know what landlords will give and where the room to negotiate is.
From the first tour through the build-out and move-in, you deal with me directly, and I bring in the architects, contractors and attorneys you need.

Representing companies in their Manhattan office searches, renewals and expansions from Benchmark's office at 2 Park Avenue, with recent leases for UpClear, My Sales, Red Door Community and Best Accessory Group.
The New York Real Estate Journal profiled my 13,000 square foot lease for Atheneum Partners at 240 West 37th Street. The building's ownership then hired my firm to lease most of its portfolio, over 500,000 square feet, and I had closed more than ten leases by that September.
My early deals included MiddleGround Capital at 200 Varick Street and Precision Medicine at 80 Maiden Lane, and I've been closing Manhattan office leases ever since.

When I'm not touring buildings, I'm usually thinking about skiing, since I'm working through a list of the best mountains in the world, or about hockey.
I've also taken part in the annual fundraiser for the Rofeh Cholim Cancer Society for years running.
Tell me about your team, where your people need to be and when your lease ends, and I'll follow up personally.
